Richard and Helen's Story in Jávea

This week we wanted to share something a little different from market figures: a story (drawn from the kind of cases we see again and again across the Marina Alta) that captures why we keep saying "every property deserves a strategy, not just a listing."

Richard and Helen had owned their villa in the Cap Martí area of Jávea for eleven years, with sea views most people only dream of. When they decided to move back to the UK, they did what almost everyone does first: they signed with a local agency, had a few quick phone photos taken on a cloudy afternoon, priced the villa against a rough average price per square metre for the area, and waited. Nine months, eleven viewings and zero offers later, nothing had moved.

When they came to us, we started where we always start: a Diagnóstico 360º, our 360º property diagnostic, before touching the listing itself.

First, the visual diagnostic. We walked the villa as a buyer would, not as an owner would. The driveway looked neglected, one bedroom had become a storage room, and a perfectly functional kitchen read as dated in photos simply because of poor lighting. We proposed a staging plan under 1,500 euros, no renovation required, focused on clearing, lighting and arranging exactly what a buyer notices in the first ten seconds.

Second, the positioning diagnostic. Average prices in Jávea now sit around 4,071 euros per square metre, up roughly 65% over five years. Richard and Helen's villa wasn't overpriced or undervalued, it was simply unexplained. We repriced it against genuine recent comparables rather than a generic area average, and documented exactly why that figure made sense.

Third, the marketing diagnostic. Professional photography, drone footage of the sea views, and a listing description written for the buyer who actually wants this specific home, in this case northern European buyers looking for a second home or an investment, placed on the channels that buyer actually browses, rather than blasted everywhere at once.

The result: serious viewings within ten days. Within six weeks, the villa was under offer at 97% of the asking price, to a French couple looking for exactly that kind of property. At closing, we coordinated with their trusted tax advisor on the issues that matter for non-resident sellers: the 3% withholding, the local capital gains tax known as plusvalía municipal, and the coefficient update taking effect in 2026 depending on how long the property has been owned, so nothing caught them by surprise at the notary.

The house didn't change. The strategy did.

If you're thinking about selling, or buying, in Dénia, Jávea or anywhere across the Marina Alta, we'd love to offer you a no-obligation Diagnóstico 360º: one visit is usually enough to identify what's holding your property back and what would put it in front of the right buyers. You're also welcome to get in touch directly or visit our blog for more stories like this one.
